Would it make more sense to just add the Gem Table under Community Chest? I am going to cut and paste Tuxamet's treasure there for now.
And we can figure out the rest later.

Can we identify the girdle to find out the strength level that it bestows?

DM: Girdle of Giant Strength, Strength=21

The sword would certainly turn Kaleb into a Dragon Slaying nightmare, but he already has a magic two-handed weapon. So it's better for Dragon Bane (yeah we're renaming it) to be in someone else's hands especially considering the damage resistance problem we had last fight.

The girdle gives 21 strength so no bonus for Tungsten or Kaleb, and minimal for Rikul as he is a shooter, and that range damage is really working out for us.

It would really help Lumiere though. She is -2 strength now, and obviously vulnerable to strength based effects/traps like the wind of the witches or grappling. In times of trouble she could also swing the mace effectively, and though should would not become a want to be fighter, she does have the HP and AC to stand there and swing if she has to. When you consider the power of her mace that's a big combat multiplier for us.

That was my thought, as well

Sounds good -- Keep the cleric alive so she can keep us alive.
